English Turn: May 2008 Real Estate Absorption Report

The overall supply of homes for sale in English Turn has increased from the 18.7 months observed in April to the current 21.5 month supply.  Keep in mind that a balanced real estate market has a 5-6 month supply of homes for sale…more than that indicates a buyers market for the area.

 

English Turn continues to suffer from lagging home sales in every price range and continues to have over a one and a half year supply of homes for sale across the community.  The number of homes listed for sale has remained steady with the same number of listings that we saw at this time last month. 

 

With so much competition for buyers in the area, sellers are being forced to become more flexible in both price and terms when selling their English Turn home.  As shown in the chart below, homes under $400,000 are in demand, but there are not any currently listed homes in that price range. 

 

The over $500,000 price range has always been a harder sell on the West Bank, but with over 40 competing homes for sale in English Turn, now is the time to be sure that your marketing plan is reaching the largest number of potential buyers and that your home is staged and ready to sell.  Amazingly enough, 35% of the homes for sale in English Turn have no virtual tour or less than the maximum number of photos allowed in the Multiple Listing Service.

Algiers, LA 70131: May 2008 Real Estate Absorption Report

The overall supply of homes for sale in Algiers, LA has decreased from the 14.9 months observed in April to the current 13.2 month supply.  Keep in mind that a balanced real estate market has a 5-6 month supply of homes for sale…more than that indicates a buyers market for the area.

 

Algiers (70131) continues to suffer from lagging home sales in almost every price range and continues to have over a one year supply of homes for sale across the community.  The number of homes listed for sale has remained steady with the same number of listings that we saw at this time last month. 

 

With so much competition for buyers in the area, sellers are being forced to become more flexible in both price and terms when selling their Algiers home, particularly in the over $275,000 price range.  Many of the changes to the lending market and the elimination of 100% financing are forcing buyers, especially first time buyers, to request assistance from the sellers with closing costs and other pre-paid items that are required to purchase a home.  I recommend that you consult with a West Bank REALTOR® who knows and understands not only the Algiers market but also the normal concessions that owners are making in order to successfully sell their home.

Belle Chasse, LA: May 2008 Real Estate Absorption Report

The overall supply of homes for sale in Belle Chasse, LA has increased slightly from the 10.2 months observed in April to the current 10.7 month supply.  Keep in mind that a balanced real estate market has a 5-6 month supply of homes for sale…more than that indicates a buyers market for the area.

 

Belle Chasse homes priced in the under $200,000 range are selling very well and sellers in this price range are almost guaranteed a sale within a relatively short period of time.  The $225,000-$250,000 range improved since April, cutting the supply of homes almost in half.  The number of homes listed for sale has remained steady with 3 fewer listings than we saw at this time last month. 

 

The $250,000-$300,000 range is moving slowly, as are homes priced above $350,000 (no sales in the last 90 days).  The high cost of insurance in Plaquemines Parish continues to be an issue for home buyers, especially first time buyers, oftentimes increasing their mortgage payments dramatically and causing them to look to other parts of the West Bank for homes.   If you are a seller on the upper end of the Belle Chasse housing market, be sure to keep your home in "show ready" condition - don’t give those rare buyers a reason to move on to another home.

Westwego, Avondale and Bridge City, LA: May 2008 Real Estate Absorption Report

The overall supply of homes for sale in Westwego, Avondale and Bridge City has increased slightly from the 8.1 months observed in April to the current 8.2 month supply.  Keep in mind that a balanced real estate market has a 5-6 month supply of homes for sale…more than that indicates a buyers market for the area.

 

Westwego homes priced in the under $100,000 range are selling very well and sellers in this price range can feel fairly comfortable that they will be able to sell their homes in a relatively short period of time.  The $100,000-$140,000 range has slowed slightly, but is still performing.  The number of homes listed for sale has remained steady with 4 more listings than we saw at this time last month.  Since homes in the over $200,000 price range are continuing to sit on the market, sellers should be sure that their homes are being exposed to the widest possible audience through their marketing plan.  Feel free to call me to talk about how I market my listings!

 

The $100,000-$160,000 range accounts for 55% of the current listings and 44% of the recent sales.  Sellers in this price range need to not only be aggressive in pricing their homes, they also need to remember to make them "show ready" at all times.  Buyers have a large number of choices and are opting for those homes that they perceive to be the best value in their price range.  Also, sellers should remain open to negotiating closing cost assistance to buyers, who are no longer able to get 100% financing.  More and more often, I’m seeing these assistance requests on mid-range priced homes since buyers are having to come up with more down payment funds.

Marrero, LA: May 2008 Real Estate Absorption Report

The overall supply of homes for sale in Marrero has decreased slightly from the 8.3 months observed in April to the current 8.1 month supply.  Keep in mind that a balanced real estate market has a 5-6 month supply of homes for sale…more than that indicates a buyers market for the area.

 

Homes priced in the under $160,000 range are selling very well and sellers in this price range can feel fairly comfortable that they can sell their homes in a relatively short period of time.  The $100,000-$140,000 range has slowed slightly, but is still performing.  The number of homes listed for sale has remained steady with 5 fewer listings than we saw at this time last month. 

 

The $160,000-$200,000 range accounts for 41% of the current listings but only 24% of the recent sales.  Sellers in this price range need to not only be aggressive in pricing their homes, they also need to remember to make them "show ready" at all times.  Buyers have a large number of choices and are opting for those homes that they perceive to be the best value in their price range.  Also, sellers should remain open to negotiating closing cost assistance to buyers, who are no longer able to get 100% financing.  More and more often, I’m seeing these assistance requests on mid-range priced homes since buyers are having to come up with more down payment funds.
