Harvey, LA: March 2008 Home Sales and Real Estate Market Update

With the 1st quarter of 2008 complete, here are current (4/6/2008) and historical real estate sales information for Harvey, LA:
- 192 active listings, priced from $40,900 to $1,400,000
- 10 pending listings (contract accepted, but continuing to show), priced from $117,500 to $429,000
- 49 under contract listings, priced from $20,000 to $399,000
Harvey, LA: Number of Homes Sold
March showed a nice increase in the number of home sales in Harvey, with 29 closings, up from 15 in February. While still well below the 43 sales recorded in March 2007, it looks like spring has sprung in the Harvey market this year.
A total of 57 sales were recorded in the 1st quarter of 2008, compared to 82 at the same time in 2007.
Harvey, LA: Average Single Family Home Prices
The March average sale price of $158,461 was down quite a bit from the February average of $216,820, but the first quarter of 2008 ended much higher than 4th quarter 2007. Hopefully, this is the beginning of a trend for home sellers.
With 192 active listings, there is currently a 6.6 supply of homes for sale in the area - a balanced market based on recent sales! Buyers who are interested in homes in the Harvey area should be ready to write those offers when they find the right home, since the oversupply of listings has disappeared.
This is terrific news for Harvey home sellers! With spring being the traditionally “hot” time to buy or sell a West Bank home, I expect the good news to continue for at least the next couple of months.

I have received several calls recently from people who are weighing whether to put their New Orleans West Bank home on the market to sell or to list it as a rental property.

your West Bank neighborhood. A look back at history gives you a starting point before jumping into the real estate market. I can tell you personally, though, that since the 1st of the year, my phone has been ringing more! 2007 New Orleans West Bank Home Sales: Year in Review

After a sales boom in the post Katrina real estate market, 2007 was a year of declining home sales on the West Bank of New Orleans. While prices held steady or even showed slight increases in some areas, the real story is the number of closed home sales.
As the number of homes for sale continued to increase from Algiers to Avondale, the actual number of homes sold dropped throughout the year. Many cities on the West Bank showed the lowest sales volume recorded in more than 5 years and the supply of homes for sale has reached the point that it will take more than a year to sell in some areas. This is a good time for sellers to review my suggestions for treating selling your home like a business.
I don’t have a better way to describe the West Bank real estate market other than it is, in my opinion, definitely a buyer’s market. However, as lending criteria has become more strict, first time home buyers are having a harder time getting qualified for a mortgage. These stricter mortgage lending guidelines are not expected to be eased through 2008. This puts more pressure on sellers to reduce their prices in order to make homes more affordable for those buyers who are qualified and stimulate the sales market.
The first few days of 2008 have been positive…I’ve received several calls from agents for appointments to show the homes I have listed on the West Bank. Is this an indicator of the year to come? I’m hesitant to be too hopeful, but I know that all markets have an up period and a down period. I hope that this year is the year we turn the corner and begin to see an improvement.
