  • 69 homes are under contract or pending sale, priced from $45,000 to $395,000
  • 35 homes sold in May 2008, compared to 26 in April 2008

 

 

  • The average home sale price in Marrero for May 2008 was $149,152, down from $165,776 in April
  • The year to date average home sale price in Marrero is $157,971
  • The average listing price in Marrero is $187,726
  • The average days on market for Marrero homes sold in May was 79, right at the 2008 year to date average

Marrero, LA: April 2008 Home Sales and Real Estate Market Report

The Marrero real estate market slowed in April 2008, with 26 homes sold compared to 39 in March.  The number of active listings was steady, showing a slight reduction from the 265 listed just one month ago.   Based on the April sales, there is a 13.9 month supply of homes for sale in Marrero, definitely a buyer’s market overall.

 

  • Active listings:  259
  • Average list price:  $191,919
  • Pending but continue to show listings:  11  (Average list price $121,773)
  • Open predication listings:  2  (Average list price $252,500)
  • Under contract listings:  56  (Average list price $167,293)

Despite the reduction in the number of homes sold in April, the average sale price showed another increase, ending the month at $165,776 - the highest yet for 2008 and higher than the same period last year.

Marrero, LA: February 2008 Home Sale Market Report

Single family home sales in Marrero rose slightly from January to February, with 31 homes being sold during the month.  However, this is still about 25% fewer properties than were sold at the same time last year (41 in Feb 2007).

Because inspections and financing continue to cause many purchase agreements to be canceled, I encourage sellers to make sure their homes are in the best possible condition before putting them on the market.

I also encourage potential buyers to update all of their information with their mortgage professional - many programs have changed or been discontinued and an approval received more than 30 days ago may no longer be valid.

  • Currently active listings in Marrero:  281
  • Low listing price:  $49,900
  • High listing price:  $1,600,000

Average sale prices in Marrero climbed for the 3rd month straight, ending at $159,348 in February, only slightly below the 2007 average of $162,616.  While you can see from the graph below that the numbers jump up and down from month to month, overall home sale prices are holding fairly steady.

This is good news, but the reality is that with 281 listings on the market, at the current rate of approximately 30 homes selling per month, it will take almost 10 months to absorb the current inventory if no more houses come on the market.  The continued oversupply of inventory makes most of Marrero a buyer’s market at this time.

New Orleans, LA: West Bank Real Estate Absorption Report, February 2008

The phone is ringing, the phone is ringing!  Since the first of the year, I have seen a gradual increase in the number of calls from potential West Bank buyers and from other agents making appointments to show my West Bank listings.  With the passing of Mardi Gras, it seems like activity is REALLY picking up, which is great news for some (but not all) West Bank home sellers.  Let’s take a look back at the last 90 days to see what price ranges are selling on the West Bank.

Algiers Home Sales - zip code 70114

With a 20 month supply of homes for sale, Algiers Point and the rest of zip code 70114 is still languishing.  Properties priced over $250,000 are continuing to remain the market for an extended period of time, with only 1 home in this range pending sale at this time.

Algiers Home Sales - zip code 70131

While there are pockets of over supply in the Algiers market, several price ranges are returning to a normal balance of 5 to 6 months supply.  I can’t remember the last time we had such a large number of homes in the $100,000-$150,000 price range for sale.  First time home buyers:  here is your chance to get a great home at a great price!  There are 53 homes pending sale in zip code 70131, almost as many as have sold in the last 3 months combined, bolstering my perception of increased market activity in the area.

Belle Chasse Home Sales - zip code 70037

Although the inventory is still high, upper end homes in Belle Chasse are continuing to sell better than most areas of the West Bank, while mid range homes are moving at a slower pace.  This slow down in the mid range is most likely due to the increased cost of home owner’s insurance in Plaquemines Parish.   There are currently 11 homes pending sale in Belle Chasse at this time, almost as many as have sold in the last 90 days combined.

 City of Gretna Home Sales - zip code 70053

The City of Gretna is forecasting a high probability of a sale in the next 90 days for home owners in several categories.  The 8.2 month supply of homes for sale is an increase over the beginning of year, which showed a 7 month supply.  Homeowners in the $180,001-$200,000 price range have the most competition in the market.  Surprisingly, homes in the low $100,000 range are not selling very quickly and this may be a direct reflection of the condition of properties in this price range.  15 homes are currently pending sale in the City of Gretna.

Terrytown and unincorporated Gretna home sales - zip code 70056

The most startling figure for Terrytown and Gretna is the $180,001-$200,000 price range, with a more than 5 year supply of homes for sale in this range.   There are 35 homes pending sale in the area, compared to the 53 sold in the last 90 days, a definite increase in sales volume for the community.

Harvey Home Sales - zip code 70058

Homes in the over $250,000 range in Harvey have been selling very slowly in the last 3 months and the $160,001-$180,000 range has a 3.6 year supply of property on the market.  Hope is on the horizon, though, with 70 homes pending sale in the area, a marked increase in sales activity for the city.

Marrero Home Sales - zip code 70072

Marrero is also showing a increased activity trend, with 72 homes pending sale at this time, almost as many as have sold in the last 3 month.  While the over $350,000 market remains slow, entry level homes are still selling well.

Westwego, Avondale, Waggaman and Bridge City Home Sales (70094)

Showing the greatest potential for a spring time recovery, Westwego and the surrounding areas have 28 homes pending sale, more than double the number sold in the last 90 days.

Marrero, LA: January 2008 Home Sale Market Update

Following is the Marrero, LA home sales report with a comparison of January 2008 and January 2007.

There are currently 295 active listings in Marrero (zip code 70072):

  • High price:  $615,000
  • Low price:  $54,900
  • 1-5 bedrooms, 1-4 baths
  • Sizes range from 650 square feet of living area to over 4,000 square feet

Based on January sales, it would appear that Marrero has around an eleven (11) month supply of homes on the market.  However, the good news is that things are picking up in 2008, as evidenced by the homes under contract and pending sale:

  • 70  homes pending sale
  • Low price:  $21,200
  • High price: $499,000

While not all of the homes under contract will make it to closing in February, it still represents a marked increase in potential sales for the coming month.

Marrero Home Sellers:  Remember that there is still a lot of competition in hand holding house the market for the buyers and that the homes in the best condition with the best price will sell first.
