Plantation Estates: West Bank Neighborhood of the Week
For this week’s neighborhood of the week, I took a drive through the winding streets of Plantation Estates in Marrero, LA.
Originally developed in 1979 by Marrero Land and Development, Plantation Estates is located off of Barataria Blvd., just south of Lapalco Blvd.. The location provides a quick commute to employees at West Jeff Medical Center and is a short distance from Highway 90 B (West Bank Expressway) with easy access to downtown New Orleans and the Central Business District.

The Plantation Estates Civic Association is charged with enforcing the neighborhood covenants and restrictions, including collection of the $60 per year home owners fee and the $280 per year security fee for community security patrols by Jefferson Parish Sheriff’s officers.
Membership in the civic association also includes year round, family friendly events such as:
- Garden of the Month awards
- Spring Neighborhood Block Party
- Annual Night out Against Crime
- Pumpkin Painting Party
- Visits by Santa Claus
What’s Nearby?
- Shopping at Home Depot, Super WalMart, Toys R Us, Circuit City and more. Or, a short drive to Oakwood Center shopping mall.
- Dining at national and local restaurants
- PARD Playground, offering youth athletic programs
- Only a few minutes away is Bayou Segnette State Park

Three and four bedroom homes in Plantation Estates are currently offered from the upper $200s to the upper $500s, with an average list price of $394,500. Homes in the community are spacious, with about 3,200 square feet of living area in the median sized 3 to 4 bedroom home. ![]()

With the spring selling season upon us, let’s take a look at the real estate trends in Marrero, LA for the last 90 days:
- Approximately 10% of the listings are selling each month
- The 10.4 month supply of homes for sale is well above the 5-6 month average in a balanced market, moving Marrero into a buyer’s market for homes priced over $140,000
- Sellers should be aware of the competition in the market for homes in the same price range as theirs - make sure that yours is the best value and in the best condition! If you need advice on preparing your home for sale, just give me a call.
- Buyers have a great opportunity to negotiate a fair price in the neighborhood of their choosing with so many options available. Be sure to be prepared with your preapproval letter from your lender before beginning your home search!

Bent Tree Estates: West Bank Neighborhood of the Week
Just far enough away from the hustle and bustle of New Orleans, Bent Tree Estates in Marrero, LA is the neighborhood of the week.
Originally developed in the late 1980s, Bent Tree is located just off of the Lafitte Larose Highway, with easy access to Barataria Boulevard, Lapalco Boulevard and the West Bank Expressway for commutes to anywhere in the metropolitan area. If you are stationed at NAS JRB New Orleans in Belle Chasse, your commute time will be approximately 20-30 minutes.
Within a short distance of Bent Tree Estates you will also find plenty of retail shopping and dining. Or, travel south just 6 short miles to the Jean Lafitte National Park Barataria Preserve for a day in the great outdoors.
The Bent Tree Estates Civic Association helps in the maintenance of the community walking trail and the Tot Lot, a community park and playground for the kids. The civic association also organizes neighborhood activities such as the Easter Social, Garden of the Month, annual Night Out Against Crime and more. Annual dues are a bargain at only $25 per household.
New homes continue to be built in Bent Tree Estates, with Bent Tree Park now under construction by Viola Builders. When complete, homes in Bent Tree Park will be offered starting in the low $200s. Currently, resale homes in Bent Tree Estates start in the upper $100s.
Conveniently located within the subdivision, C. T. Janet Elementary School provides a public school within walking distance of most homes in the community. Students in Bent Tree Estates also have access to other Jefferson Parish Public Schools and West Bank parochial schools.

Harvey and Marrero LA Home Sales - October 2007 Market Update

West Bank market update for Harvey and Marrero
October sales volume (number of single family homes sold) has declined from the 2006 level of 118 homes sold to 62 homes sold in October of 2007, a 47% decline in the total number of homes sold during the month.

The number of homes sales decreased from 66 homes sold in September 2007 to 62 sold in October 2007, a very small decrease contradicting the national media reports of continuing massive drops in home sale activity.
- Conventional loans remain the preferred method of financing a home purchase, accounting for 60% of the home purchases in 2007, down from 73% in 2006.

Average sale prices in Harvey and Marrero have increased from $172,177in October 2006 to $178,810 in October 2007, an increase of 4% in average sold price. Again, this contradicts the national forecast for continuing drops in housing costs.
- Average days on market for October 2007 was 75, an 42% increase over the 53 day average in 2006.
