Current real estate market statistics for Harvey LA as of 9/12/2008:

  • 190 active listings, priced from $59,800 to $1,400,000
  • Average list price of $219,399
  • 16 pending sales (accepted, but continuing to show) priced from $85,000 to $339,000
  • 41 under contract listings, priced from $20,000 to $319,000
  • Based on August 2008 sales, there is currently an 8.6 month supply of homes for sale in Harvey LA

The number of homes sold each month in Harvey has remained mostly flat from month to month in 2008, averaging 22 sales per month, compared to the monthly average of 27 in 2007.

The average home sale price for Harvey in August was $181,070.  Year to date, the average sale price is $157,537.  As you can see from the year to year comparison chart below, average values have declined about 8% from 2007 and 11% from 2006.

Current real estate statistics for Harvey LA as of 8/5/2008:

  • 213 active listings, priced from $35,000 to $1,400,000
  • 7 pending sales (offer accepted but still showing), listed from $119,900 to $339,000
  • 51 under contract listings, priced from $20,000 to $450,000

Based on July sales, there is a 10.3 month supply of homes for sale in Harvey, compared to a 9.7 month supply at the end of June.

  • The average sale price of a Harvey home sold in July 2008 was $145,049 compared to $153,823 in June
  • The year to date average sale price in Harvey is $152,346
  • Average days on market for July was 77 and the year to date average is 82

Part of Jefferson Parish, on the West Bank of New Orleans, Harvey has experienced rapid growth in the last few years, especially along the Manhattan Blvd. shopping corridor.  New retail and dining options are popping up left and right!  A drive down Manhattan will allow you to shop at national chains such as Best Buy, Pier 1, Linens-n-Things, Circuit City, Bed Bath & Beyond, Target, Lowe’s, WalMart, Sam’s Club and more.  Hungry?  Check out Chili’s, Semolina’s, several Asian cuisine options (including one of my favorite restaurants, Eastern) and the newly opened Parrot Pete’s and Alligator Pear in the almost complete Fountain Park Center pictured above.  Or, just stop in and grab a cup of java at Starbucks.

With easy access to the Crescent City Connection and downtown New Orleans, Harvey is home to some of the most exclusive communities in the area.  Barkley Estates, Magnolia Trace and The Residence at Park Avenue offer gated, upscale living.  If you love to golf, Timberlane Golf Course and the Links at Stonebridge are just a few minutes away in Gretna.

Here is a quick look at the current real estate market in Harvey, LA.

  • A balanced real estate market has on average a 5-6 month supply of homes for sale.  Typically, over 6 months of inventory indicates a buyers market.
  • The under $80,000 price ranges are doing very well in Harvey, indicating a current sellers market in these popular price ranges. 
  • The overall supply of homes for sale in Harvey rose from 9.3 in May to the current 11.4 months of inventory. 
  • Most price ranges in Harvey are indicative of a buyer’s market at this time, which is no big surprise for those of you who have been following the market

May 2008 Single family home sales in Harvey, LA

 

  • 200 homes for sale in Harvey as of 6/2/2008
  • 56 homes pending sale or under contract, priced from $69,900 to $305,900
  • 17 homes sold in May 2008, priced from $37,000 to $335,000, up from the 12 sold in April
  • Based on current sales, there is a 11.8 month supply of homes for sale in Harvey, well above the 5-6 month supply in a balanced real estate market

 

 

  • The average home sale price in Harvey for May 2008 was $141,012, up from $118,246 in April
  • The year to date average home sale price in Harvey is $153,509
  • The average home list price in Harvey is $219,159
  • The average days on market for homes sold in May 2008 was 62
