Current real estate statistics for Harvey LA as of 8/5/2008:

  • 213 active listings, priced from $35,000 to $1,400,000
  • 7 pending sales (offer accepted but still showing), listed from $119,900 to $339,000
  • 51 under contract listings, priced from $20,000 to $450,000

Based on July sales, there is a 10.3 month supply of homes for sale in Harvey, compared to a 9.7 month supply at the end of June.

  • The average sale price of a Harvey home sold in July 2008 was $145,049 compared to $153,823 in June
  • The year to date average sale price in Harvey is $152,346
  • Average days on market for July was 77 and the year to date average is 82

The average first time home buyer in Harvey is using FHA financing, so sellers need to be aware of the recent changes to the FHA down payment requirements.

Part of Jefferson Parish, on the West Bank of New Orleans, Harvey has experienced rapid growth in the last few years, especially along the Manhattan Blvd. shopping corridor.  New retail and dining options are popping up left and right!  A drive down Manhattan will allow you to shop at national chains such as Best Buy, Pier 1, Linens-n-Things, Circuit City, Bed Bath & Beyond, Target, Lowe’s, WalMart, Sam’s Club and more.  Hungry?  Check out Chili’s, Semolina’s, several Asian cuisine options (including one of my favorite restaurants, Eastern) and the newly opened Parrot Pete’s and Alligator Pear in the almost complete Fountain Park Center pictured above.  Or, just stop in and grab a cup of java at Starbucks.

With easy access to the Crescent City Connection and downtown New Orleans, Harvey is home to some of the most exclusive communities in the area.  Barkley Estates, Magnolia Trace and The Residence at Park Avenue offer gated, upscale living.  If you love to golf, Timberlane Golf Course and the Links at Stonebridge are just a few minutes away in Gretna.

Here is a quick look at the current real estate market in Harvey, LA.

  • A balanced real estate market has on average a 5-6 month supply of homes for sale.  Typically, over 6 months of inventory indicates a buyers market.
  • The under $80,000 price ranges are doing very well in Harvey, indicating a current sellers market in these popular price ranges. 
  • The overall supply of homes for sale in Harvey rose from 9.3 in May to the current 11.4 months of inventory. 
  • Most price ranges in Harvey are indicative of a buyer’s market at this time, which is no big surprise for those of you who have been following the market

Harvey, LA: May 2008 Real Estate Absorption Report

The overall supply of homes for sale in Harvey has increased from the 8.7 months observed in April to the current 9.3 month supply.  Keep in mind that a balanced real estate market has a 5-6 month supply of homes for sale…more than that indicates a buyers market for the area.

 

Homes priced in the under $100,000 range are selling very well and sellers in this price range can feel fairly comfortable that they can sell their homes in a relatively short period of time.  The $100,000-$140,000 range has slowed slightly, but is still performing.  The number of homes listed for sale has remained steady with 5 fewer listings than we saw at this time last month. 

 

The most active price range is $120,000-$180,000, so sellers in this range need to not only be aggressive in pricing their homes, they also need to remember to make them “show ready” at all times.  Buyers have a large number of choices and are opting for homes that they perceive to be the best value in their price range.  Also, sellers should remain open to negotiating closing cost assistance to buyers, who are no longer able to get 100% financing.  More and more often, I’m seeing these assistance requests on mid-range priced homes since buyers are having to come up with more down payment funds.
