May 2008 Home Sales in Belle Chasse, LA

  • 70 homes currently for sale in Belle Chasse, compared to 61 last month
  • 6 homes sold in May 2008, compared to 5 sold in April 2008
  • 11 homes are pending sale or under contract, priced from $195,000 to $1,250,000
  • Based on current sales, there is a 11.67 month supply of homes for sale in Belle Chasse.  Last months supply was 7.6 months, so it shows how just a slight increase in the number of homes for sale can drastically change that absorption rate.

  • The average sale price in Belle Chasse for May 2008 was $247,083, up from $228,900 in April.
  • The average listing price of homes for sale in Belle Chasse is $397,710
  • The average listing price of homes under contract in Belle Chasse is $424,089

Belle Chasse, LA: May 2008 Real Estate Absorption Report

The overall supply of homes for sale in Belle Chasse, LA has increased slightly from the 10.2 months observed in April to the current 10.7 month supply.  Keep in mind that a balanced real estate market has a 5-6 month supply of homes for sale…more than that indicates a buyers market for the area.

 

Belle Chasse homes priced in the under $200,000 range are selling very well and sellers in this price range are almost guaranteed a sale within a relatively short period of time.  The $225,000-$250,000 range improved since April, cutting the supply of homes almost in half.  The number of homes listed for sale has remained steady with 3 fewer listings than we saw at this time last month. 

 

The $250,000-$300,000 range is moving slowly, as are homes priced above $350,000 (no sales in the last 90 days).  The high cost of insurance in Plaquemines Parish continues to be an issue for home buyers, especially first time buyers, oftentimes increasing their mortgage payments dramatically and causing them to look to other parts of the West Bank for homes.   If you are a seller on the upper end of the Belle Chasse housing market, be sure to keep your home in "show ready" condition - don’t give those rare buyers a reason to move on to another home.

Belle Chasse, LA: March 2008 Home Sales and Real Estate Market Update

Before reviewing the past, take a look at the present (as of 4/6/2008) real estate market statistics for Belle Chasse, LA:

  • 56 active listings, priced from $100,000 to $2,750,000
  • 1 pending listing (contract accepted, but continuing to show) priced at $239,500
  • 2 open predication listings (contract accepted, waiting on purchaser’s home to sell) priced from $324,000 to $399,000
  • 8 under contract listings, priced from $184,900 to $345,000

March 2008 recorded 8 home sales in Belle Chasse, compared to 7 in March 2007 and 14 in March 2006.  Based on March sales and the current inventory, Belle Chasse has approximately a 7 month supply of homes for sale, just slightly above a balanced market.

The graph below clearly shows a trend of higher sales each quarter in Belle Chasse for the last 9 months, good news for home sellers in the area.

The March 2008 average home sale price in Belle Chasse was $282,863, compared to $304,271 for the same period of 2007.  Average days on market was 80, compared to 64 in March 2007.

What does all of this mean? 

Well, essentially, Belle Chasse has one of the most balanced real estate markets on the West Bank of New Orleans.  The supply of homes for sale is currently almost in balance with the number of buyers purchasing homes each month in the area.  The only negative factor in the Belle Chasse market continues to be the high cost of home owner’s and flood insurance policies.
