Belle Chasse, LA: January 2008 Home Sale Market Report

Following is the Belle Chasse, LA home sales report for January 2008 compared to January 2007.

With 59 current active listings, it appears that the Belle Chasse market is moving towards a more stable balance of supply and demand.  While there were only 5 sales in January, there are 12 homes pending sale as of 2/7/2008.  Based on these numbers, I project a 5-6 month supply of available homes for sale, which is well within a healthy market balance. 

  • Average sale prices have increased from January 2007, but are below the 2007 year end average of $296,523.
  • Current High list price:  $2,750,000
  • Current Low list price: $45,000
  • Under contract:  12 homes priced from $115,000 to $399,900

Home sellers in Belle Chasse can be more optimistic for a spring sale in 2008, but should keep in mind that the best priced homes in the best condition will always be the first to sell.  Note that the average days on market (time to sell the home) has increased by over 75%.

Buyers interested in moving to Belle Chasse should contact their mortgage lenders for pre-approvals now!  Belle Chasse appears to be moving away from a buyer’s market.  A balanced supply of homes for sale means that buyers may no longer have the luxury of sitting back and waiting for home prices to come down, but instead need to go ahead and make an offer when you find the right home.
