Belle Chasse, LA: April 2008 Home Sales and Real Estate Market Report

The number of homes sold in Belle Chasse was down from 8 in March 2008  to 5 in April 2008, with a corresponding decrease in the average sales price.  Based on April sales, there is a 7.6 month supply of homes for sale in Belle Chasse, just slightly above a balanced market supply of 6 months.  With 11 sales currently pending, I anticipate that the inventory number will continue to decline through May. 

 

  • Active listings:  61
  • Average list price:  $386,805
  • Pending but continue to show listings:  3  (Average list price $301,267)
  • Under contract listings:  8  (Average list price $385,850)

The average sales price in Belle Chasse for April 2008 was $228,900.  This number keeps moving up and down each month, mostly due to sales of higher end homes.  With such a small number of sales each month, whenever a more expensive home is sold the average sales price is impacted significantly.

Harvey, LA Home Sales: What’s Selling in Harvey

The Multiple Listing Service combines portions of Harvey and Marrero when calculating sales, but absorption reports can be broken out by zip code.  While an overview of the market is helpful in determining trends, an area snapshot of the sales activity for the last 90 days lets you know what’s happening now.  target 1

A healthy real estate market has, on average, a 5 to 6 month supply of homes for sale.  The market in Harvey, LA has an overall supply of 9.5 months.  This is actually one of the better markets on the West Bank of New Orleans.  Since we know that the number of homes for sale is continuing to  exceed the number of buyers, and that new homes will continue to be placed on the market, sellers in Harvey must continue to be patient with the market.

What does this mean for Harvey, LA home sellers?

It remains critical for you to price your home aggressively to attract the highest number of qualified buyers.  With such a large selection of homes, buyers are skipping over or moving on from those that are perceived to be overpriced.  There is no incentive for a buyer to haggle with a home seller when there are so many other homes for sale in a price range.
