I got a call from a news publication last week, searching for some information on how home sales in Belle Chasse are going. Since the first quarter of 2013 is complete, let’s take a look at those numbers.

What jumps out?
Average sale prices have climbed by over 19% from the 1st quarter of last year. Belle Chasse is one of the only West Bank neighborhoods showing an increase in real estate values this year.
What’s selling in Belle Chasse?
The average sale price, year to date, is $287,974. Homes priced under $400,000 are most likely to sell and sell quickly. The market slows down for properties over $400,000, with a large number of homes on the market compared to historic sales in those ranges.

$0-$99,999 2 homes for sale with no sales in last 90 days in this range. However, there are few opportunities for properties in this range in Belle Chasse, so I anticipate them selling soon.
$100,000-$199,999 6 homes sold in last 90 days. A definite seller’s market in this range, with less than 90 days of inventory.
$200,000-$299,999 7 sold in last 90 days. Another seller’s market, with 3.4 months of inventory available.
$300,000-$399,999 6 sold in last 90 days. Just barely a buyer’s market, with 6.5 months of inventory.
$400,000+ 2 sold in last 90 days. A definite buyer’s market, with close to 2 years of inventory.
