It’s been up and down for Village Green home values over the last couple of years, but overall activity in the West Bank neighborhood continues to rise, ending October 2014 with a total of 11 sales so far this year, with homes selling in an average of 60 days.

While the number of homes being sold has increased, the average sale price has dropped substantially from 2013 to 2014. Some facts behind these numbers:

  • High sale price 2014: $205,000
  • Low sale price 2014: $91,000

As of 10/31/2014, there were 3 bank owned properties sold in the neighborhood (up from 1 in 2013), resulting in a lower average sale price for the neighborhood overall. If those foreclosure sales are removed from the mix, the average home sale price would be $177,000.

The takeaway from this? It’s important to know your competition and what’s a really comparable property when choosing a list price.
