Since it’s mid year, we are comparing the first half of 2010 to the first half of 2009 home sales in Marrero. The gist of it? The number of sales are down by 9%. The average sale price at the end of June was $132,042, compared to $137,942 at the same time last year, a decrease of 4.3% in average sold prices. In my opinion, the drop in average prices can be attributed to the large percentage of foreclosures that are making up the sold statistics.
Despite the decrease in average prices, there has been a surprising increase in the number of homes sold between $180,000 and $250,000. This is a price range that is proving troublesome for most other areas on the West Bank, so it’s good news for sellers in the 70072 zip code.
For homes priced over $250,000, sellers are going to need some a lot of patience. There are currently 41 homes listed for sale above $250k, while only 5 have sold so far this year.
