It’s that time of month again – time to take a look back at the single family home sales on the West Bank. Here are the monthly reports for the City of Gretna (zip code 70053) and unincorporated Gretna and Terrytown (zip code 70056).
City of Gretna Home Sales
Sales of single family homes in the city of Gretna increased from 2 in January 2008 to 9 in February. There were 15 homes pending sale at the end of January, so obviously a few didn’t make it to closing. Inspections and financing continue to be the primary reasons for a purchase agreement to be canceled.
As of 3/2/2008, there are 10 homes under contract/pending sale in Gretna, indicating that demand is remaining steady so far this year.
Average sales prices in the city of Gretna are continuing to climb from last year’s 12 month average of $144,570 to the current average of $166,689. The average sale price in February 2007 was $152,200. Of the 57 active listings at this date, the average list price is $168,982, very close to the average sale price. Gretna home owners are doing a good job of pricing their properties to sell!
Terrytown and Gretna Home Sales
Although the average sales price was down a little over 8% from February 2007, both the number of homes sold and the average sale price in Terrytown and Gretna increased from January to February. As of 3/2/2008, there are 33 homes pending sale/under contract in the area.
There are currently 138 active listings in Gretna and Terrytown, with an average list price of $211,516. With the average sales price for February at $167,956, we are seeing homes on the higher end of pricing remain on the market, while homes in the mid-range are continuing to sell.![]()
