Barkley Estates Home Prices
After a dip in 2015, Barkley Estates home prices were on the rise in 2016. At the end of the year, the average sold price was $380,978. That’s an increase of 12.4% in neighborhood home values. It’s also the biggest gain we’ve seen in Barkley since 2011.
Highest 2016 home sale: 3300 Abbotswood Drive $549,000
Lowest 2016 home sale: 3424 Wedgwood Drive $275,000 (this was a bank owned home)
Number of home sales
The flip side of increasing prices is a slightly lower number of homes being sold. It’s important to remember that it’s a fairly small subdivision, so we don’t expect to see a huge number of sales each year.
Also of note is that there are a limited number of available homes for sale in Barkley Estates, which also impacts the number of sales. On average, only 1 home per month is listed for sale in the neighborhood, although we saw a jump in listings in November and December 2015.
Days to sell in Barkley Estates
Another indicator of renewed neighborhood interest? The average days to sell dropped by almost 50% from 2015 to 2016, ending the year at 94 days.
What about land sales?
Over the last 5 years, there have been 12 lots sold in Barkley, with just 2 sales in all of 2016. The average land sale last year was for $52,500, up from $45,000 in 2015. That’s still less than 2013 and 2014 average prices.
