- Average listing price of $175,061
- 7 pending sales (accepted, but continuing to show) priced from $114,900 to $190,525
- 3 open predication sales (waiting on buyer’s home to sell) priced from $129,900 to $165,000
- 54 under contract listings, priced from $19,900 to $399,000
- Based on the August 2008 number of homes sold, there is almost a one year supply of home for sale in the area

- The inventory of homes for sale in Marrero increased from 8.3 months in mid July to 8.6 months today
- Active listings have gone up from 273 at this time last month to the current 285
- The most in demand price range in Marrero continues to be $120,000-$160,000

- 272 homes for sale, priced from $75,000 to $1,600,000
- 9 pending sales (still showing), priced from $114,900 to $155,258
- 47 under contract listings, priced from $19,900 to $357,400
Based on July 2008 sales, there is a 10.7 month supply of homes for sale in Marrero, compared to the 9.8 month supply projected at the end of June

- The average sale price for a Marrero home in July 2008 was $153,655
- The year to date average sale price for a Marrero home is $159,163
- Average days on market for homes sold in July was 112 compared to the year to date average of 87

The Marrero real estate market has slowed just a touch from June, with inventory increasing from 7.5 months to the current 8.3 months
- Active listings have increased from 263 to 273, while listings sold per month have dropped from 35 to 32.7
- Homes in the first time buyer price range still face a lot of competition, so sellers should stay up to date with what’s going on in their neighborhoods to remain at the top of the “must see” list

Marrero LA Homes for Sale as of 7/2/2008
- 275 active listings, priced from $64,000 to $1,600,000
- 14 pending (offer accepted but still showing) listings, priced from $114,900 to $249,900
- 1 open predication offer, priced at $165,000
- 50 under contract listings, priced from $54,900 to $357,400
- Based on June 2008 sales, there is a 9.8 month supply of homes for sale in Marrero, still above the 5-6 month supply of a balanced real estate market and indicating that Marrero represents some great opportunities for qualified buyers.
Marrero, LA Home Sales - January 2008 through June 2008
- 28 homes were sold in Marrero in June 2008, compared to 35 sold in May
- Days on market for June ranged from 3 to 342, with an average of 99
- Marrero home sales in the 2nd quarter of 2008 were down slightly from the 1st quarter

Marrero LA Average Home Sale Prices - January 2008 through June 2008
- The average Marrero home sale price in June 2008 was $170,633, up significantly from May. However, May appears to have been a blip in sales as evidenced by the chart above.
- The average listing price in Marrero is $189,768, still well above the average sales for the last 6 months in the area. Sellers need to review their pricing and condition to be sure that they are as competitive as possible since it is still a buyer’s market in Marrero at this time.
- 2nd quarter average sale prices were up from the 1st quarter, but again, this can be attributed to the low sales prices seen in May 2008.
