Current English Turn real estate market statistics as of 9/10/2008:
- 44 active listings, priced from $407,900 to $1,595,000
- Average list price of $623,913
- 1 pending sale (accepted, but still showing) priced at $429,000
- 2 under contract listings, priced at $649,000 and $749,000
- Based on August sales, there is an 11 month supply of homes for sale in English Turn, well above the 6 month supply of a balanced real estate market

Based on historic monthly sales in English Turn, I anticipate that we’ll see another 10-12 closings before the end of the year since the last 3 months have tracked closely to the 5 year averages of sales in the community.

The average sales price in English Turn continues to jump around each month, and ended August at $564,375. The 2008 year to date average sales price is $576,849, continuing the price declines we experienced in 2007, but still performing better than 2005.

English Turn Real Estate Absorption Report as of 8/18/2008
- The supply of homes for sale in English Turn dropped from 17.8 months in mid July to 10.8 months today
- Of the 3 sales between $400-500,000 in the last 90 days, 2 of those were originally priced over $500k
- In the last 30 days, sales in the $500-750,000 price range showed the most activity

Current real estate market statistics for English Turn:
- 44 active listings, priced from $409,000 to $1,595,000 (average list price of $642,866)
- 1 pending sale (offer accepted but still showing), priced at $429,000
- 1 open predication (waiting on buyers home to sell), priced at $449,000
- 6 under contract listings, priced from $499,000 to $759,000
- Based on July sales, there is a 22 month supply of homes for sale in English Turn, bouncing way up from the 9.2 month supply at the end of June. This change can be directly attributed to the drop in the number of sold homes from 5 in June to 2 in July and also shows how fluid the absorption rate is even when there is just a slight change in the market.

- The average days on market for sold English Turn homes in July was 201 compared to 213 in June
English Turn - Average Home Sales Price July 2008
The average home sale price in July was $459,000, down from $742,500 in June. This is the lowest average sale price for the community since I started tracking them in February 2007. Most of this drop in sales price is accounted for by repossessed homes and those needing a good deal of updating, but this tends to put downward pressure on other home sales in the neighborhood.

The overall supply of homes in English Turn is down from the 21.5 months observed in mid-May 2008, even though the number of available listings has increased.
- Homes sold per month has risen from 2 to 2.7, indicating an increase in buyer interest in the area
- More English Turn home sellers are pricing under $500,000 which is a smart move given that the demand for homes in that price range is higher than demand for the upper end

English Turn Homes for Sale as of 7/2/2008
- 46 active listings, priced from $419,000 to $1,595,000
- 4 pending listings (offer accepted but still showing) priced from $429,000 to $485,000
- 1 open predication listing priced at $585,000
- 3 under contract listings priced from $428,900 to $649,000
- Based on June 2008 sales, there is a 9.2 month supply of homes for sale in English Turn, still above the 5-6 month supply of a balanced real estate market but significantly lower than the almost 2 year supply projected last month.

The average English Turn home sale price for June 2008 was $742,500, up from $611,000 in May. This increase is almost completely related to a $1.2 million home sale in June. The pending and under contract listings continue to show that the highest level of buyer interest remains in the under $500,000 price range.

The average days on market for English Turn homes sold in June 2008 was 213 days.
