While there was a peak in April, the average home sale price in Belle Chasse this year is $261,101, a drop of 13.5% from the 2009 average.  Despite the fact that prices are down from 2009, long time home owners in Belle Chasse are still experiencing good appreciation in their properties as long as they didn’t pull all of the equity out of them during the boom.

Currently, there are 65 homes for sale in Belle Chasse.  This is 2 more homes than sold in all of 2009, so the competition is pretty tough for home sellers, especially those in the over $300,000 price ranges, where more than half of the homes are priced.

The average sale price in Belle Chasse in 2010 is $271,601, compared to an average of $301,840 in 2009.  After peaking in 2008, average prices have dropped for the last 2 years and I don’t see any indicators that they are going back up yet.

Most price ranges in Belle Chasse have either dropped or remained flat, with the exception of the $180,000-$199,999 and $300,000-$399,999 ranges.  Some ranges have dropped simply because there are so few listings on the lower end, while the over $400,000 range is suffering from a glut of inventory competing for very few buyers.

After a dip in April, Belle Chasse made a rebound in May.  Year to date, there have been a total of 17 single family homes sold, compared to 25 at the same time last year.  After holding pretty steady in recent years, sales continue to be a little sluggish in the area.

Average days on market has dropped along with average prices, ending May at 53 days.  The average for sold homes can be misleading, though, because the homes currently on the market have been listed for an average of 133 days and the homes currently under contract have been listed for an average of 143 days.  Homes that are priced closer to the first time buyer budget are the ones that are moving quickly.

Prices continue to slide in Belle Chasse, although they are certainly well above the 2005 and 2006 averages.  As of May, average sale prices are down about 6% from 2009.  Homes in the under $300,00 range continue to sell well, while those above that price point are taking longer.

Year to date, there have been 11 single family homes sold in Belle Chasse, compared to 17 at the same time last year.  The first time buyer tax credit has had little impact on the Belle Chasse market because the average prices are higher than most of the rest of the West Bank of New Orleans, pushing it out of the reach of many of those buyers.

Days on market for homes sold in 2010 has dropped dramatically from the 2009 average, currently standing at 50 days.  Homes still on the market have been listed for an average of 145 days and a median of 75 days, so expect to see this number jump around as some of the older inventory sells.

Average home prices in Belle Chasse leaped up to $462,167 in April, mostly due to the sale of home in Thousand Oaks for $700,000.  The average pending sale is well below that, so we’ll see this number drop off again by the end of May.  Year to date, the average is $294,136, a decrease of 2.6% from the 2009 average.

Although Belle Chasse is one of the few areas on the West Bank where home values are exceeding those of 2005-2006, note that the average home sale price has been dropping since it peaked in 2008.

Year to date, there have been 7 single family home sales in Belle Chasse, compared to 11 at the same time last year.  The decrease in the number of sales seems to be targeted towards the higher end of the Belle Chasse price range, as reflected in the continued drop of the average sale prices. 

Days on market plunged to 63, but look for this number to go up – the average days on market for all listings (active, under contract, etc) is 115.  What I see happening is that buyers are quick to move on homes in the lower price ranges (bringing down the sold days on market) while the higher end homes are taking longer to sell (pushing up the active days on market).

As of the end of the first quarter of 2010, the average single family home in Belle Chasse is selling for $237,571, the lowest average we’ve seen in the area in the last 5 years.  With only one sale over $300k so far this year, sellers in the upper end of the price ranges could be in for fairly long marketing times.  Sellers who are considering selling in the $250,000 price range are in the best position.

Sales remained flat from January to February, bringing the year to date total number of homes sold in Belle Chasse to 2.  This is down from 7 at the same time last year, a decrease of 71% in the number of sales.

As sales have flattened, the average days on market for Belle Chasse homes sold in 2010 has climbed to 135.  The average days on market for active listings is 156, while the average days on market for homes under contract is 42.  This is an interesting comparison, because it appears that the homes on the market the least amount of time are being priced to attract the attention of more home buyers.  Sellers are advised to take a fresh look at listings and sales in their neighborhood to ensure that they are still competitively priced.

The average home sale price dropped from January to February.  With only 2 home sales in 2010, the average sold price is now $244,000, down substantially from the 2009 average.  There are a couple of higher end homes under contract at this time, so if they close we expect to see this number increase over the next couple of months.  Again, this is an interesting graph because it indicates that so far in 2010, Belle Chasse home buyers are trending towards the lower end of the price range.

With only 2 sales, financing trends and seller concession trends have yet to emerge for the year.  If history repeats, we expect to see more conventional financing used than any other option.

January saw 1 single family home sale in Belle Chasse, the slowest January since we started tracking sales in 2004.

With only 1 sale, the average days on market has little meaning.  I can tell you that of the currently active listings, the average days on market is 170, so Belle Chasse seems to be slowing down.  We won’t know that for sure until we see another couple of months of data for comparisons.

Belle Chasse ended 2009 with a total of 67 homes sold, down 11.8% from the number sold in 2008.  

How does Belle Chasse compare to the rest of the New Orleans West Bank?

Those 67 sales made up 4.7% of the West Bank real estate market in 2009, down slightly from 4.9% of the 2008 sales.  What does this mean?  Belle Chasse is staying steady in it’s command of market share.   Sales are taking slightly longer (note the average days on market), due to the fact that the higher average price ranges mean a smaller pool of qualified buyers.

Some other items of note

• Despite the national news, bank owned properties are rare in the area, with only 4 foreclosure sales in Belle Chasse in all of 2009.
• 15% of the 2009 home sellers provided some sort of closing cost assistance to the buyers
• Conventional financing continued to capture the lion’s share of the market in 2009

Don’t let that big jump in the average sale prices in December fool you!  2 of the 4 December sales were of high end properties – one for $650,000 and another for over $1 million – that pushed that average way up.  Instead, look at the year to date average home sale price in Belle Chasse of $301,840 to get a better idea of what the market is doing.

While the 2009 average was down from the previous year, homes prices are still substantially above that of any other West Bank community.  Unless you purchased your home in the last year or two, you have more than likely experienced an increase in equity.

Belle Chasse ended November with 7 homes sold, bringing the year to date total to 63 (down from 71 at this time last year).  The 7 month supply of homes for sale is only slightly above a balanced real estate market, good news for sellers in the area.

The average days on market has bounced around from month to month, but is currently running around 120 days from the time a home comes on the market to when it receives an acceptable offer.   There will always be those that run higher or lower than the average, especially in the higher end price range that takes longer to sell.

While the year to date average sale of $286,421 is about 13.6% lower than last year’s average, Belle Chasse home sales are still higher than the post Katrina prices of 2006.  Unless you have been in your home for less than 3 years, you can anticipate an increase in the equity in your house provided it has been appropriately maintained.

Home sales in Belle Chasse continue to hold steady, with 6 homes sold in October. This brings the year to date total number of single family homes sold to 56, compared to 66 at the same time in 2009.  With 9 homes currently under contract, it looks like we will end the year with about 10% fewer sales than last year.
Financing choices continue to be spread out, with 2 FHA sales, 2 conventional sales and 2 cash sales recorded in October.  Interestingly, VA loans have been used in only 17.8% of Belle Chasse home sales this year, despite the fact that NAS JRB New Orleans is located in the area.  More than likely, it is because the majority of incoming military families are looking for housing that is a little more affordable than that offered in the Belle Chasse community.

While there was a spike in the average sale price in October due to a $975,000 sale, the year to date average of $273,742 is down 17.45% from 2009.  The good news is that the year to date average is well above that of 2005, so unless you purchased your Belle Chasse home in 2006-2008, the odds are good that you have increased your equity in your home.
