- Average list price of $355,948
- 7 under contract listings, priced from $149,900 to $425,000
- Based on August sales, there is a 14.75 month supply of homes for sale in Belle Chasse. Remember that some closings may have been delayed due to the evacuation for Hurricane Gustav.
Belle Chasse LA - Number of Homes Sold August 2008
The number of Belle Chasse homes sold in August (4) was the same as August 2007, but down substantially from 12 in 2006, 8 in 2005 and 10 in 2004. Again, some of this decrease may be attributed to the end of month evacuation that delayed some closings.
Belle Chasse LA - Average Home Sales Price August 2008
The average home sale price in Belle Chasse for August 2008 was $312,500, up slightly from July and well above the year to date average of $280,025. Overall, real estate prices in Belle Chasse have shown a slight 5% decline in values from the 2007 average. Given that the average sales price for the last 3 months has been over $300,000, this decline may very well be reversed by the end of the year.

Belle Chasse LA Absorption Rates as of 8/18/2008
- The current supply of homes for sale in Belle Chasse is 9 months, down from 9.9 at the same time in July.
- Homes in the $225-250,000 price range are continuing to sell well, especially with more military personnel being relocated to NAS JRB in the coming months.
- The increase in population at the base should continue to keep sales in Belle Chasse fairly steady, since the school system remains such a draw for relocating families.

- 66 active listings, priced from $107,700 to $2,750,000
- 1 sale pending but continue to show listing, priced at $189,000
- 6 under contract listings, priced from $120,000 to $419,900
Based on July sales, there is a 13 month supply of homes for sale in Belle Chasse LA, compared to 7.4 months at the end of June. This increase in the projected supply of homes for sale is due to the drop in the number of homes sold from 9 in June to 6 in July.

- The average sale price in Belle Chasse for July 2008 was $305,066, compared to $378,422 in June.
- The year to date average sale price in Belle Chasse is $276,886

The Belle Chasse market is showing improvement, with the supply of homes dropping from 13.8 months in June to the current 9.9 months.
- While the number of available listings has dropped, the number of homes sold each month has increased from 5 (June 2008) to 6.7 as of today
- There continues to be a strong demand for homes priced under $200,000 in Belle Chasse
- Continuing military relocation to NAS JRB New Orleans should sustain demand for homes in the area

- Based on June 2008 sales, there is a 7.4 month supply of homes for sale in Belle Chasse, slightly above the 5 to 6 month supply of a balanced real estate market.
Belle Chasse Home Sales - January 2008 through June 2008
- 9 homes sold in June 2008, up from 6 in May 2008
- The average days on market for June 2008 was 123
- Quarterly sales remained flat from 1st quarter to 2nd quarter 2008 (23 in each quarter)
