Here is a quick look at the current real estate market in Harvey, LA.

  • A balanced real estate market has on average a 5-6 month supply of homes for sale.  Typically, over 6 months of inventory indicates a buyers market.
  • The under $80,000 price ranges are doing very well in Harvey, indicating a current sellers market in these popular price ranges.

Harvey, LA: May 2008 Home Sales and Real Estate Market Report

May 2008 Single family home sales in Harvey, LA

 

  • 200 homes for sale in Harvey as of 6/2/2008
  • 56 homes pending sale or under contract, priced from $69,900 to $305,900
  • 17 homes sold in May 2008, priced from $37,000 to $335,000, up from the 12 sold in April
  • Based on current sales, there is a 11.8 month supply of homes for sale in Harvey, well above the 5-6 month supply in a balanced real estate market

 

 

  • The average home sale price in Harvey for May 2008 was $141,012, up from $118,246 in April
  • The year to date average home sale price in Harvey is $153,509
  • The average home list price in Harvey is $219,159
  • The average days on market for homes sold in May 2008 was 62

Harvey, LA: May 2008 Real Estate Absorption Report

The overall supply of homes for sale in Harvey has increased from the 8.7 months observed in April to the current 9.3 month supply.  Keep in mind that a balanced real estate market has a 5-6 month supply of homes for sale…more than that indicates a buyers market for the area.

 

Homes priced in the under $100,000 range are selling very well and sellers in this price range can feel fairly comfortable that they can sell their homes in a relatively short period of time.  The $100,000-$140,000 range has slowed slightly, but is still performing.  The number of homes listed for sale has remained steady with 5 fewer listings than we saw at this time last month. 

 

The most active price range is $120,000-$180,000, so sellers in this range need to not only be aggressive in pricing their homes, they also need to remember to make them "show ready" at all times.  Buyers have a large number of choices and are opting for homes that they perceive to be the best value in their price range.  Also, sellers should remain open to negotiating closing cost assistance to buyers, who are no longer able to get 100% financing.  More and more often, I’m seeing these assistance requests on mid-range priced homes since buyers are having to come up with more down payment funds.

The Residence at Park Avenue: West Bank Real Estate Update

It’s been awhile since I posted about The Residence at Park Avenue, one of my favorite townhouse communities on the West Bank of New Orleans.  Boy, has the market changed!

Back in January, there were only 3 available units for sale.  Since the last sale in this gem of a neighborhood was in 2006, it looked like a great buying opportunity for some lucky somebody.  Well, now there are 9 available units, including 3 that are brand new construction.  At least one of the available units has been discounted over $30,000 since the initial listing!

 

 

Priced from the low $300s to the upper $500s, there are more choices available to buyers than since the community was initially developed in 2003.  Now is the time to consider living in luxury with amenities such as:
