Based on the number of homes sold in May (4), there is over a year’s supply of homes for sale in the city limits of Gretna
Gretna LA 70053 – Number of Homes Sold – May 2009
Year to date, there have been 24 homes sold in the City of Gretna, compared to 28 at the same time last year. I’m very surprised to see the number drop off in May, which is historically an active month for home sales on the West Bank. The saving grace is the number of pending sales (16) although typically only a percentage of those will actually make it to a successful closing.

The average home sale price in Gretna keeps jumping around from month to month due to the diversity of the homes available in the area. Year to date, the average price is $139,167, the lowest in the last 5 years and significantly below the current average and median list prices.
What does this mean to sellers?
A years supply of inventory puts the city squarely in a buyer’s market. But, that does not mean that buyers are going to get a home for pennies on the dollar. Despite the peaks and valleys, Gretna real estate has held steady value over the last few years while other West Bank communities haven’t been so lucky.

Based on the number of homes sold in April (8), there is a 6.75 month supply of homes for sale, just a touch above a balanced real estate market supply of 5-6 months.

Home sales in Gretna have been trending upward in 2009, ending April with a total of 20 homes sold year to date (compared to 18 at the same time last year).
What sold in April?
- The low sale price in April was $18,700 for a 2 bedroom, 1 bath cottage in McDonoghville that was in need of renovation
- The high sale price in April was $226,000 for a 4 bedroom, 2 bath home in Garden Park
3 of the 8 closed April sales happened in less than 30 days, proving that homes that are priced right can and will sell quickly.

Gretna LA 70053 – Average Home Sale Price – April 2009

The average Gretna home sale price dropped off in April, bringing the year to date average to $142,001 (down less than 3% from 2008).
However, if we take a look back in time, we’ll see that prior to 2005 the average sale price was less than $110,000. Sellers who have owned their homes longer than 5 years are in the best position to negotiate for a profit from the sale of their home – provided they are in the best condition and priced to reflect market values in their neighborhood.
Also of note is that 50% of the sales in April involved the seller providing closing cost assistance to the purchaser. This is becoming more of the norm in our market with higher down payments being required by lenders.

Based on the number of homes sold in March (5), there is a 10 month supply of homes for sale in Gretna
Gretna LA 70053 – Number of Homes Sold March 2009
The City of Gretna recorded 5 closed sales in March, bringing the year to date total to 12, compared to 16 at the same time last year. Sales were across every spectrum, from new construction to properties in poor condition that need complete rehab.
The loan of choice for March was conventional, with 60% of the sales being financed that way. Since conventional loans are the hardest to get right now, these were well qualified buyers.
What did these buyers choose? 1 two bedroom home, 3 three bedroom homes and 1 four bedroom home were sold. Days on market ranged from 0 to 362, with an average of 137 days.
Gretna LA 70053 – Average Home Sale Price March 2009
The average home sale price in Gretna for March was $158,600, but this was impacted by the sale of a property in poor condition for $42,000. The median sale price (half sold for more, half sold for less) was $185,000. Year to date, the average sale price if $151,451, up 4% from the 2008 average.
Have we seen the bottom?
We won’t know that for sure until we continue to experience higher sale prices, but we have had buyers miss out on the homes they chose recently because there were competing, higher offers received on the properties at the same time. Between the low interest rates, the first time buyer tax credit and the bargain prices, it’s time to get off the fence and find that new home!

Gretna LA – Number of Homes Sold February 2009

Like most other neighborhoods on the West Bank, the number of home sales in Gretna is down from this time last year (7 in 2009 vs 13 in 2008). May through August were the most active months for Gretna in 2008 and this slow start doesn’t give me any reason to think that 2009 will be any different, especially since the number of homes being sold has dropped each of the last two years.

Gretna LA – Average Home Sale Price February 2009

Prices are holding steady in Gretna, which hasn’t experienced the wild ups and downs of many other communities and is one of the only places where I’m not seeing a year over year decrease in average home values.
Sellers are getting an average of 92% of their asking price with an average of 31 days on the market. It’s important to note that the current active listings have been on the market for an average of 117 days, indicating that price adjustments may be needed.
For sellers in those higher price ranges, there are fewer buyers who not only can qualify under today’s stricter lending guidelines but also can come up with the increased FHA down payments. In order to attract buyers to make an offer on a higher end home, you’ll want to read and implement some of my home selling tips.
