Based on the number of homes sold in April (2), there is almost a 2 year supply of homes for sale in the community
English Turn – Number of Homes Sold – April 2009
Home sales in English Turn dropped to 2 in April, bringing the year to date number of homes sold in the community to 9 (compared to 8 at the same time last year). At least the number of homes is remaining steady so far, as we move through the busiest part of the year (April – July), even if the average sale prices are down.
What sold in English Turn?
- 614 English Turn Drive – listed for $599,000, sold for $540,000
- 44 Pinehurst – listed for $361,900, sold for $356,900
Both homes were less than 10 year old and were cash sales.
English Turn – Average Home Sale Prices – April 2009
The average home sale price in English Turn for April was $448,450. Year to date, the average sale price is $519,266, down about 12% from the 2008 average.
Last years average home sale was over $590,000, while so far in 2009, there have been only 2 sales over that amount. More than 1/2 of the homes sold this year have been under $500k, continuing the decline in prices we’ve seen for the last couple of years.
