Algiers Point – Number of Homes Sold – April 2009
Sales in Algiers Point continue to remain sluggish, with only 4 homes sold so far in 2009 (compared to 10 at the same time last year). Competition for buyers is fierce in the neighborhood, and with so few of them in play right now, it’s imperative that sellers prepare and price their homes right from the moment they hit the market or risk looking old and stale.

Algiers Point – Average Home Sale Price – April 2009
Prices have jumped all over this year, but the year to date average sale price (of all 4 homes sold) is $214,000. Obviously, you can review the chart below and watch the declining trend that is mirroring what is happening in all of Algiers, not just the Point.
With so few sales occurring, if you don’t have to sell your Algiers Point home, don’t even try to test the waters right now. I don’t know why this beautiful, historic area is being passed over by buyers, but if you have the ability and the desire to stay put, history has shown us that there will always be a rebound. The Federal City development should hold good things for the future of Algiers, but that’s a long term plan that won’t help folks trying to sell today.
