- Based on October 2008 sales (3), there is a 19 month supply of homes for sale in English Turn
English Turn – Number of Homes Sold October 2008
Obviously, the English Turn real estate market has been severely impacted by the current economy and the slowing market for higher end homes in Orleans Parish. Sluggish sales in 2008 continue to be an issue, along with increased days on market for homes that have sold (103 days on market average in 2007 compared to 155 days on market average in 2008).
Overall, the number of English Turn home sales for 2008 year to date are down over 39% from October of 2007.
English Turn – Average Home Sale Price October 2008
Average sales prices for homes in English Turn have bounced up and down throughout the year so far. The most telling numbers are on the low end, though, as the overall average home sale price has continued to drop to just above $500,000 in 2008. This represents a decline of almost 15% from 2007 average sale prices.
While some of the higher priced homes are continuing to sell slowly, the biggest demand for homes in English Turn seems to be in the under $500k price range, with the 2 homes currently under contract priced at $499,900 and $429,000. The bargain hunters are out in force!
